How long does a real estate operation last?

What is the average duration of a project and what does it depend on?

The duration of an operation varies from project to project.

Each real estate operation has unique characteristics that differentiate it from others, but careful planning makes it possible to define a fairly accurate estimate of its overall duration.

Whether projects fall under Walliance Crowd activities or Walliance 500 activities, the most frequent case histories are as follows:

  • for Equity crowdfunding projects, the duration varies between 12 and 36 months;

  • for Lending crowdfunding projects, being a loan and noting that the duration is contractually established, the same is defined upstream and can contractually increase by an additional 6 months if requested by the Issuer Company under the General Terms and Conditions of the financial contract;

  • for Debt crowdfunding, the operation duration must be less than or equal to 6 years.

The term of the operation starts from the date of actual receipt of all investment transfers, and ends with the exit of the operation, meaning when the liquidation to investors of the invested capital and accrued return occurs.

Remember: at the beginning of a project, the duration that is indicated is estimated for Equity crowdfunding projects and defined for Debt and Lending crowdfunding projects. However, even for these cases, the duration may vary by virtue of the Project Owner's ability to request an extension of funding, as may be defined from time to time in each funding agreement.
